The apartment selector and a new 3D model to boost new-home sales
A buyer of a new home cannot walk into the apartment. They make their decision based on a floor plan, a brochure and their own imagination — often on a phone screen.
Roomdesk's apartment selector brings every unit of the project into one interactive view on the developer's own website. The buyer immediately sees which apartments are available, reserved or sold, can compare them against their own criteria and move around in a 3D model before contacting the salesperson.
How the apartment selector works
The apartment selector is built for a buyer looking for a home during the pre-marketing or sales phase. It is embedded on the project's sales page, and the buyer uses it directly in the browser, including on a phone.
- The buyer sees the project as a whole and the status of every apartment: available, reserved or sold.
- They open the apartment that interests them and explore it in more detail.
- When an apartment feels right, they leave a contact request directly from the apartment view.
For the developer, the contact arrives as a lead that already shows which apartment the buyer is interested in. If the developer wishes, the buyer can reserve the apartment directly in the selector. The reservation status stays up to date in Roomdesk's RS sales system or, via an integration, in the developer's CRM.
Three ways to present the apartments
The apartment selector works in three ways depending on the project's needs and budget. The choice is not final: a 3D presentation can be added to the same selector later.

We build the Aino.ar models together with the Finnish 3D technology company Aino.ar, and they are ordered from us as a service: modelling and materials are produced from the project's data, and the same model serves both sales and resident changes. POF game-engine models are ordered directly from POF Visuals and connected to the same apartment selector.
One 3D model from the deal to moving day
In most projects, a 3D model is made for marketing, and the work ends at the deed of sale. In Roomdesk, the same model is also used after the sale, when the buyer makes material selections and change orders.
This brings two benefits:
- The developer pays for the model once. No separate visualisation is needed for resident changes.
- The buyer continues in a familiar view. The same apartment they saw before the purchase now shows the tiles, floors and fixtures they have chosen.
For the buyer, the experience is consistent from the first viewing to moving day. For the developer, the money spent on marketing keeps working for the entire project.
On your own site and on portals
The primary home of the apartment selector is the developer's own project page. There the buyer is already interested, and every contact request stays in the developer's own sales pipeline. The selector can also be brought to housing portals, so the same presentation appears where buyers compare apartments.
